Frequently Asked Questions
Home staging is the process of professionally furnishing and styling a home to highlight its best features and help potential buyers envision themselves living there. We carefully select furniture, artwork, rugs, lighting, and accessories to create a warm, inviting, and market-ready home.
Yes! We specialize in vacant home staging. We bring the furniture, artwork, rugs, accessories, and finishing touches needed to transform an empty property into a beautifully presented home.
We proudly serve Pleasant Hill, CA and surrounding communities. If you're outside our standard service area, contact us and we'll be happy to determine whether we can accommodate your property.
Our staging packages are based on the home's size, number of rooms, design scope, location, and length of the staging term. Please review our staging packages for current starting prices or contact us for a staging quote.
Our standard staging term is 30 days.
If your home hasn't sold within the initial staging period, we offer extensions based on availability and the property's needs.
No problem. We can discuss extending the staging period for an additional fee. Extension pricing depends on the home's size, inventory used, and length of the extension.
Our full-service vacant staging typically includes:
- Furniture
- Area rugs
- Artwork
- Lighting
- Decorative accessories
- Living room styling
- Dining room styling
- Primary bedroom
- Additional bedrooms
- Office or flex spaces
- Entry styling
- Delivery
- Installation
- Professional styling
- De-staging
The exact number of rooms included depends on your package.
Our packages are designed to focus on the spaces that have the greatest impact on buyers and listing photography.
We typically prioritize the living room, dining area, kitchen, primary bedroom, secondary bedrooms, and key flex spaces. Additional rooms can be added to your package.
Yes. Outdoor spaces can be staged as an add-on service. Patios, decks, balconies, and other outdoor living areas can be especially valuable when they are an important feature of the property.
Yes. We provide the furniture and accessories used for your staging project. You don't need to purchase or rent furniture separately.
Our specialty is vacant staging, so we typically provide all of the furniture and accessories used throughout the staged areas.
Once your staging agreement is signed and your installation date is confirmed, we work to schedule your installation as quickly as our inventory and calendar allow.
We recommend contacting us as soon as you know your listing timeline so we can reserve your preferred date.
Most installations can be completed in one day, depending on the size of the property, number of rooms, accessibility, and scope of the project.
We remove furniture when our contract is complete. If you need to extend the contract, please reach out to us as soon as you know you need an extension.
Once we receive notice that the home has closed or staging is no longer needed, we schedule the removal of our inventory.
We can accommodate early removal when our schedule and inventory availability allow. Additional fees may apply depending on the circumstances.
Ideally, staging should be scheduled before professional photography and before the listing goes live.
The best time to contact us is while the home is being prepared for market so we can coordinate staging with cleaning, repairs, photography, and your listing schedule.
No. Staging and cleaning are separate services. We recommend having the home professionally cleaned before our installation so the furniture and styling can be placed in a clean, market-ready environment.
No. We focus on furniture and design. However, we can recommend improvements that may help the property present its best before staging.
Staging is designed to improve the presentation of a property and help buyers visualize themselves in the space, but we cannot guarantee a particular sale price, number of offers, or time on market. Those outcomes depend on many factors, including pricing, location, market conditions, and buyer demand.
A 50% deposit is required to reserve the furniture for the installation day. The remaining 50% balance is due on staging day.
If an extension is required, payment will be required at the time the extension is requested.
Our cancellation policy is outlined in the staging agreement. Because furniture and installation dates are reserved specifically for your property, cancellation fees will apply.
Absolutely. We love working with Realtors and real estate teams! We can coordinate directly with the listing agent, homeowner, photographer, and other vendors to make the staging process as seamless as possible.
Empty rooms can make it difficult for buyers to understand scale, visualize furniture placement, or connect emotionally with the property. Thoughtful staging helps define each space, highlight the home's features, and create a cohesive experience from the listing photos through the showing.
Simply contact us to request a staging consultation or quote.
We'll learn about your property, timeline, and goals, then recommend the staging package that best fits your home.
